Mortgage Scam Alert: Beware of home loan rescue scams. Facing the possibility of not being able to make your mortgage payments is an unsettling time. Unfortunately, con artists often attempt to take advantage of vulnerable homeowners and may try deceptive scams where they pretend to represent Community Loan Servicing, LLC (“Community”), and allege to have your best interest in mind. You should know that loss mitigation options and counseling do not require fees when working directly with Community or a HUD-Approved housing counselor. For your protection, if you are unsure if the person communicating with you about a modification or other deferment agreement or requiring you to make payments is from Community or a legitimate counseling resource, please contact the Customer Relations Department at (800) 457-5105 or at customerservice@communityloanservicing and tell us about your situation.

If you reside in the State of North Carolina and if you believe the loss mitigation request has been wrongly denied, you may file a complaint with the North Carolina Office of Commissioner of Banks www.nccob.gov.

If you reside in the State of Hawaii and if you believe the loss mitigation request has been wrongly denied, you may file a complaint with the state Division of Financial Institutions at http://cca.hawaii.gov/dfi/.

If you reside in the State of New York and if you believe the loss mitigation request has been wrongly denied, you may file a complaint with the New York State Department of Financial Services at 1-800-342-3736 or www.dfs.ny.gov.

New York Property Owners- As your mortgage servicer, we are registered with the New York Department of Financial Services. You may file complaints about us with the New York Department of Financial Services. Please note, Community employs the use of a language line, operated by a third-party provider, to provide real time interpretation services to those customers that specify that they have a language preference other than English. Please let us know if you prefer to discuss the loan in a language other than English, and we will assist you in accessing the language line. In addition, Community provides translated mortgage servicing documents as required by federal, state and/or local law.

If a creditor or debt collector receives a money judgment against you in court, state and federal laws may prevent the following types of income from being taken to pay the debt:

    1. Supplemental security income, (SSI);
    2. Social security;
    3. Public assistance (welfare);
    4. Spousal support, maintenance (alimony) or child support;
    5. Unemployment benefits;
    6. Disability benefits;
    7. Workers’ compensation benefits;
    8. Public or private pensions;
    9. Veterans’ benefits;
    10. Federal student loans, federal student grants, and federal work-study funds; and
    11. Ninety percent of your wages or salary earned in the last sixty
